Feasibility/Programmatic Phase
HCO, Inc. shall perform the following studies during this phase:

- Programming services consisting of consultation to establish the detailed requirements of the Project.
- Space Schematics/Flow Diagrams consisting of diagrammatic studies and pertinent descriptive text.
- Existing Facilities Surveys consisting of researching, assembling, reviewing, and supplementing information for projects involving alterations and additions to existing facilities or determining new space usage in conjunction with a new building program.

Schematic Design Phase
|
- HCO, Inc. shall respond to program requirements, review Owner's Program and Budget and provide preliminary conceptual site and building plans as well as preliminary sections and elevations (as needed).
- HCO, Inc. shall make preliminary selection of building materials and develop approximate dimensions, areas, and volumes and provide the owner with a probable cost estimate.

Design Development Phase
HCO, Inc. shall further develop and expand the SD documents to establish the final scope, relationships, forms, size, and appearance of the project through:

- Plans, sections, and elevations, typical construction details, final materials selection, outline specifications, equipment layout, basic structural system, dimensions, and design criteria.
- Approximate mechanical equipment sizes and capacities, preliminary mechanical system layouts, preliminary electrical system layout, criteria for lighting, electrical, and communications systems.
- Required space for equipment, chases, and clearances.
- Preliminary grading and utility plan.
- Preliminary landscaping plan to meet basic municipal requirements.

Construction Documents Phase
|
- Preparation of Drawings based on approved DD Documents setting forth the architectural construction requirements.
- Construction Documents.
- Specifications.
- Submission of Construction Documents to applicable agencies.
- Preparation of final structural engineering calculations, Drawings and Specifications based on approved DD Documents setting forth in detail the structural construction requirements.

Bidding or Negotiation Phase
|
- Assistance to Owner in establishing list of Bidders or proposers.
- Participation in pre-bid conferences.
- Responses to questions from Bidders or proposers and clarifications or interpretations of the Bidding Documents.
- Attendance at bid opening(s) (as required).
- Preparation and distribution of addenda
- Documentation and distribution of bidding results

Construction Administration Phase
|
- Submittal Services
- Processing of submittals, including receipt, review of, and appropriate action on Shop Drawings, Product Data, Samples, and other submittals required by the Contract Documents
- Distribution of submittals to Owner, Contractor, and/or Architect's field representative as required
- Maintenance of master file of submittals
- Related communications
- Observation Services consisting of visits to the site at intervals appropriate to the stage of the work or as otherwise agreed by the Owner and Architect in writing to become generally familiar with the progress and quality of the Work completed and to determine in general if the Work when completed will be in accordance with Contract Documents; preparing related reports and communications
- Review of reports on inspections and tests and notifications to Owner and Contractor(s) of observed deficiencies in the Work
- Preparation, reproduction, and distribution of supplemental Drawings, Specifications, and interpretations in response to requests for clarification by Contractor(s) or the Owner
- Forwarding Owner's instructions and providing guidance to the Contractor(s) on the Owner's behalf relative to changed requirements and schedule revisions
- Preparation, distribution, and review of quotation requests/change orders
- Project Closeout services initiated upon notice from the Contractor(s) that the Work, or a designated portion thereof which is acceptable to the Owner, is sufficiently complete, in accordance with the Contract Documents, to permit occupancy or utilization for the use for which it is intended
- A detailed inspection with the Owner's representative for conformity of the Work to the Contract Documents to verify the list submitted by the Contractor(s) of items to be completed or corrected
- Issuance of Certificate(s) of Substantial Completion
- Receipt and transmittal of warranties, affidavits, receipts, releases, and waivers of lien or bonds indemnifying the Owner against liens
- Nine-month post completion warranty inspection
